1. Acceptance and eligibility
By accepting these Workspace Terms during authenticated onboarding, or by continuing to use a Territi workspace after accepting the current versions, you agree to them and acknowledge the Privacy Notice. You must be at least 18 years old and legally able to enter a binding contract.
If you use Territi for a company, agency, brokerage, property owner or other organization, you represent that you have authority to bind that organization. The account holder is responsible for authorized workspace users.
02
2. The Territi service
Territi is self-service B2B software for real-estate professionals. Customers create and manage private property dossiers, use AI-assisted tools to prepare editable audiovisual tours, review and select material, activate a dedicated public publication for each property, and receive voluntary direct contact requests. A private dossier is not public merely because it exists or contains a generated tour.
Public visibility exists only when you activate the property's publication and select the tour to display. You control every publication decision and remain responsible for reviewing the public result, the accuracy of property information and the rights to the material you use.
Territi supplies software and creation tools. It is not a real-estate brokerage, agency, property seller, aggregated listing marketplace, lead reseller, human advertising or production service, or party to a property transaction. You keep the client relationship and handle advice, viewings, negotiations, offers, contracts, commissions, regulatory duties and closing through your own professional processes.
People who explore or interact with property experiences do so under the Property Experience Terms of Use and receive the corresponding disclosures in the Privacy Notice. These documents apply according to the role and activity involved, not merely according to whether someone has an account. A person may be subject to both sets of terms when acting in both roles. Your acceptance of these Workspace Terms does not bind another property-experience user, replace that person's choices or authorize you to interfere with Territi's privacy controls.
03
3. Accounts and workspaces
You must provide accurate account information, protect access to your email and identity provider, and promptly report suspected unauthorized use. You may not share credentials or attempt to bypass workspace roles, plan limits, security controls or usage metering.
We may require identity, authority or account verification and may reject or suspend access when reasonably necessary to protect users, the service or third parties.
04
4. Your content and property information
“Customer Content” means content, data and materials that you or your authorized users upload, submit, create, provide or make available through Territi, including property details, photographs, video, audio, floor plans, maps, branding, legal or administrative documents, prompts, instructions, corrections, comments and prospective-client information.
“Eligible Training Content” is the limited subset of Customer Content that consists of property, publication, pricing, performance and outcome data and presentation media without excluded data; prompts, instructions, corrections, ratings and product feedback; Territi-generated output and quality evaluations; and aggregated or deidentified derived data. It excludes visitor identities, contact details, requests, messages, profiles and activity; customer account identifiers and private notes that identify a person; payment-provider, billing and financial-transaction data; credentials and security evidence; government identifiers, medical, biometric or minors' data and other sensitive personal data; and private legal, title, ownership, administrative or contractual documents.
As between you and JeanKAI Labs, LLC, you retain the ownership rights you hold in Customer Content. These Terms do not give Territi ownership of your original Customer Content or give you rights that you did not already have.
You represent and warrant that Customer Content is accurate where accuracy matters and that you have all ownership rights, licenses, permissions, notices, lawful bases and consents needed to submit it and to authorize every use described in these Terms. You remain responsible for complying with applicable real-estate, advertising, intellectual-property, confidentiality, privacy, fair-housing and anti-discrimination obligations.
Each time you upload, select, provide or use Customer Content through Territi, you confirm that you continue to hold the necessary rights and permissions and instruct Territi to process and use it in accordance with these Terms. This confirmation and instruction form part of your current acceptance and apply continuously to your use of the Service, without requiring additional acceptance for each action, operation, feature or output. Use of Territi is conditioned on the development license for Eligible Training Content below; Territi does not offer an account-level opt-out from that license while you use the Service.
You grant JeanKAI Labs, LLC a worldwide, non-exclusive, royalty-free license to host, store, reproduce, copy, transmit, display, format, transform, translate, analyze, classify, label, annotate, combine, aggregate, deidentify, modify and create derivative works from Customer Content to operate, maintain, secure, support and personalize Territi. For Eligible Training Content, this license also permits JeanKAI Labs, LLC to research, train, fine-tune, test, evaluate, validate, improve and develop Territi's current and future models, algorithms, systems, recommendations, products, services and features, including artificial-intelligence and machine-learning functionality. The license is sublicensable only to our affiliates, contractors and service providers acting for Territi under applicable restrictions.
The resulting learning, evaluations, models, algorithms, systems, features and other improvements may benefit you, Territi and other customers. No royalty, fee or other compensation is due for those uses or improvements.
Authorized Territi personnel and service providers may review limited Customer Content when reasonably necessary for support, security and incident response, quality assurance, classification, labeling, evaluation, training or development. Training and development review is limited to Eligible Training Content. Access must be limited by role and need, subject to confidentiality and appropriate security controls.
Do not submit personal or sensitive information unless it is necessary, lawful and covered by appropriate notices and permissions. We may reject, restrict, redact, isolate or delete content that creates a security, privacy, legal or safety risk. We filter excluded data from training datasets, and your acceptance does not authorize Territi to train on visitor contact data or other excluded data. Nothing in this license transfers ownership of personal data, limits a person's non-waivable privacy rights or excuses either party from its own legal duties.
Territi will not sell original Customer Content as a standalone dataset or content product, disclose a private property dossier to other customers, or make private content public except through the publication controls you activate or as otherwise authorized by you or required by law. We use safeguards reasonably designed to prevent trained systems and product improvements from revealing or reconstructing private Customer Content.
After termination, original Customer Content and identifiable corpus entries are deleted or anonymized as described in the Privacy Notice, subject to backups, security, disputes and legal obligations. They are not used for new training after the applicable deletion instruction is verified. This license continues for aggregated or deidentified information and for models, model weights, evaluations, benchmarks, algorithms, systems and other improvements already developed, provided they do not reasonably identify you or a person or permit reconstruction of the original Customer Content.

5. AI-assisted features
Territi may use Customer Content within its own systems as described in Section 4 and may send only relevant prompts and content to contracted artificial-intelligence and voice-synthesis providers to generate text, property analysis, narration or audio. Territi may also send Eligible Training Content to an artificial-intelligence provider to create, evaluate and operate provider-hosted fine-tuned models dedicated to Territi. Those providers may process the material to deliver and secure the contracted functionality under applicable instructions and data controls. Territi does not authorize a provider to use Customer Content to train or improve that provider's general models or for its independent purposes.
Provider data-sharing and general model-improvement opt-ins remain disabled. Territi deletes supported provider training and validation file objects on a bounded schedule after a fine-tuning job ends and retires obsolete dedicated models on a bounded schedule, subject to provider capabilities, security, disputes and legal holds. Provider abuse-monitoring logs and job state may follow the provider's published retention and contract.
The current narration workflow uses a predefined catalog of synthetic voices. It does not offer customer or third-party voice cloning or impersonation. Current creation focuses on authorized property material and does not offer face generation, likeness generation or deepfake creation.
Generated output may be inaccurate, incomplete, similar to other output or unsuitable for a particular purpose. Output and improvements may reflect patterns learned from many sources, and Territi does not promise that generated output will be unique.
You must review and approve output before publishing or relying on it. Territi does not provide legal, tax, appraisal, lending, title, engineering or other professional advice, and AI output may not be used as the sole basis for housing, credit, employment or other high-impact decisions.

6. Plans, prices and AI credits
Free is a permanent plan, not a trial. It includes private property preparation, bilingual access, up to five photos per tour and 250 MiB of workspace storage. Free includes no public publication slots or monthly AI credits. A paid workspace has one monthly subscription for 1 to 50 publication slots at $19 USD per slot, before applicable taxes. Each contracted slot includes 1 GiB of workspace storage. More capacity requires an agreed commercial extension; a request alone creates no charge or entitlement.
Each public property occupies one slot regardless of its tours or languages. Private dossiers occupy no publication slots. Replacing a property creates no additional publication charge or new credits. Unpublishing frees capacity but does not reduce the contracted subscription. Concurrent generation limits are managed separately.
Each paid publication slot contributes 1,000 monthly AI credits, shared across the workspace and usable before publishing. Included credits reset at each paid monthly period and unused included credits expire without rollover. Credits represent a balance, not a guaranteed number of tours. Manual editing and publishing consume no AI credits.
Where offered in billing, Free and paid workspaces can make one-time purchases of 1,000 credits for $9 USD, 3,000 for $25 USD or 10,000 for $79 USD, plus applicable taxes. Purchased credits are granted only after payment verification, do not expire, do not add publication capacity, storage or other plan benefits, and do not create a subscription or automatic recharge. Included credits closest to expiration are consumed first, followed by nonexpiring credits. Credits have no cash value, are not transferable and cannot be redeemed.
An eligible new beneficiary may receive one nonexpiring welcome grant: 500 credits for direct registration or 1,000 credits in total for an eligible verified referral. Applying a partner code associates your account with that partner for the welcome benefit and eligible purchase attribution. Referral evidence is valid for registration for up to 30 days; completing registration still requires the applicable access approval and legal acceptance. Team invitations, additional workspaces and deleting or recreating an account do not grant another welcome.
Promotional AI use is subject to available promotional funding and abuse-prevention limits, separately from purchased credits. Before the first successful tour, there may be only one active promotional job and up to three dispatched tour attempts. Promotional balances do not guarantee immediate processing or remove plan, storage, access or service limits. The interface explains when funding is unavailable; manual editing remains available within your access rights.
07
7. Billing relationship
For paid orders it processes, Paddle will act as the authorized reseller and Merchant of Record. The buyer terms presented during checkout will govern the purchase and payment relationship; your right to use Territi will remain governed by these Terms.
The payment provider calculates and collects the checkout total, applicable transaction taxes, payment, receipts and financial adjustments. JeanKAI Labs, LLC does not take complete card details or issue a competing direct invoice for the same transaction.
08
8. Renewals, plan changes, cancellation and refunds
Subscriptions renew monthly until canceled. Before an increase, you review the payment provider’s prorated charge. Added slots and proportional credits activate only after verified successful payment; a failed payment does not activate the increase. Reductions and cancellations take effect at the next renewal without removing capacity for the period already paid.
If active publications exceed the future capacity, choose which to retain before confirming a reduction. You may change that selection before the period ends. Excess publications are deactivated at the boundary. Canceling returns the workspace to Free with no public publication slots or monthly AI allowance and the Free storage and photo limits. Private dossiers and remaining nonexpiring credits are preserved; new uploads and generation remain subject to the effective limits.
Failed payments may enter a limited recovery period. If recovery is exhausted without a retention selection, excess publications are deactivated in a deterministic order, recorded and notified to the workspace owner. Unpublishing does not delete the private dossier.
Refunds, chargebacks and payment reversals are handled through the payment provider subject to the buyer terms, applicable law and the facts of the transaction. Contact the legal/support channel shown in the Operator Details or the purchase-support channel linked from your order. Nothing here limits a non-waivable consumer right.
09
9. Acceptable use
You may not use Territi unlawfully; infringe rights; publish deceptive, discriminatory or unauthorized material; upload malware; probe or defeat security; scrape or overload the service; reverse engineer except where law permits; resell access without authorization; or use the service to build or train a competing model or product.
You may not submit highly sensitive information unless it is necessary, lawful and supported by appropriate safeguards. Do not submit payment-card data, government credentials, medical records or secrets to AI prompt fields.
Use visitor contact information only to respond to the applicable request and for other purposes separately authorized by the visitor and permitted by law. You must obtain any additional marketing permission, respect visitor privacy controls and comply with applicable fair-housing and anti-discrimination duties. You may not infer protected characteristics, discriminate, unlawfully exclude housing opportunities or use Territi as the sole basis for a housing or credit eligibility decision.
10
10. Intellectual property and feedback
Territi, its software, designs, documentation, trademarks, models, model weights, algorithms, systems, methods, evaluations, aggregate or deidentified service data, product improvements and non-user content are owned by JeanKAI Labs, LLC or its licensors. This ownership does not include your original Customer Content. Subject to these Terms, we grant you a limited, revocable, non-transferable right to use the service for your internal business activities.
If you provide feedback, you grant us a perpetual, worldwide, royalty-free right to use it without identifying you or disclosing your confidential information.
11
11. Third-party services
Territi depends on hosting, database, AI, communications, security, analytics, payment and billing providers. Providers processing Customer Content for Territi are authorized only for the relevant service, security and support purposes under applicable contracts and instructions. Their services may be subject to separate terms and availability. We remain responsible for our obligations to you but do not control services that a third party provides independently to you.
12
12. Service availability and changes
We may maintain, secure, improve or modify Territi and may discontinue a feature with reasonable notice when practicable. Capabilities may differ by user or workspace based on account configuration, eligibility and applicable requirements. Customers may rely for production obligations only on capabilities available under their account configuration.
We do not guarantee uninterrupted or error-free operation. Planned maintenance, provider incidents, internet conditions and events outside reasonable control may affect availability.
To use Territi, you need an internet connection and a device, operating system and browser that meet the technical requirements published in the compatibility section of Support, linked in this document’s resources. Some features depend on device capabilities and permissions. We will give reasonable advance notice of changes that reduce compatibility, except when immediate action is needed for security. This information does not limit your non-waivable statutory rights.
13
13. Disclaimers and limitation of liability
To the maximum extent permitted by law, Territi is provided on an as-is and as-available basis, without implied warranties of merchantability, fitness for a particular purpose, title or non-infringement. We do not guarantee property accuracy, transaction outcomes, lead quality or AI output.
To the maximum extent permitted by law, neither party is liable for indirect, incidental, special, punitive or consequential damages or lost profits, revenue, goodwill or data. JeanKAI Labs, LLC's aggregate liability arising from the service will not exceed the fees paid for Territi during the 12 months before the event giving rise to the claim, or USD 100 if no fees were paid. These limits do not apply where prohibited or to liability that cannot legally be limited.
14
14. Indemnity
To the extent permitted by law, you will defend and indemnify JeanKAI Labs, LLC and its personnel against third-party claims arising from your content, your public property materials, your unlawful use, or your breach of rights or these Terms. We will provide reasonable notice and cooperation and will not settle an indemnified claim by admitting your fault without consent.
15
15. Suspension and termination
You may stop using Territi and cancel a paid subscription through the available billing controls. We may suspend or terminate access for material breach, non-payment, security risk, legal requirement or harmful use. When practicable, we will give notice and an opportunity to cure.
After termination, access ends and we handle retained or deleted data as described in Section 4, the Privacy Notice and applicable law. Terms that by nature should survive—including authorized use of qualifying deidentified or derived improvements, payment, ownership, disclaimers, liability, indemnity and disputes—remain effective.
16
16. Changes, notices and governing terms
We may update these Terms for legal, security or product reasons. Material changes will be announced through the service, email or another reasonable channel and will carry a new version and effective date. When required, we will request renewed acceptance.
These Workspace Terms and the Privacy Notice govern organizations and people when they manage properties or related business activity through a workspace. The Property Experience Terms of Use separately govern people when they explore or interact with property experiences, whether anonymously or through an account. A person acting in both roles is covered by both sets of terms for the corresponding activity. Implementations that remain within the disclosed Customer Content categories, purposes, recipients, retention periods and safeguards do not require renewed workspace-user acceptance; a material expansion follows the update process above.
The formation jurisdiction, registered address and legal contact identified in Operator Details govern formal notices. The Terms are governed by the law of that formation jurisdiction, without regard to conflict-of-law rules, and its competent courts have jurisdiction unless mandatory consumer law requires otherwise.
These Terms, the Privacy Notice, the linked buyer terms for paid orders and any signed order form are the entire agreement for the service. If one provision is unenforceable, the remainder continues. A waiver must be explicit, and you may not assign the agreement without consent except where law permits.
